Official RAK market context

AED 15bn+ registered in 2024

Emirates News Agency reported that Ras Al Khaimah Municipality's Lands and Properties sector recorded more than AED 15 billion in registered real-estate transactions during 2024. This is emirate-wide transaction value, not an Al Marjan price-per-square-foot figure.

Official registration authority

RAK Municipality's Lands and Properties Sector handles property registration, dispositions and related real-estate transaction records. Its reports are the correct reference layer for completed transaction activity.

Four-island waterfront masterplan

Official Marjan and UAE government sources describe Al Marjan Island as a master-planned, four-island waterfront destination in Ras Al Khaimah with hospitality, residential and leisure uses.

Golden Residency threshold

ICP's official guidance identifies AED 2 million as the real-estate investment threshold, subject to qualifying property, approved documentation and authority approval. Eligibility should be confirmed directly with ICP before purchase.

How investors should interpret AED per sq ft

Compare like with like

Branded and non-branded residences, ready and off-plan homes, sea and community views, hotel-managed units, floor level, furnishing and payment plans should not be blended into one valuation conclusion.

Adjust for payment timing

A longer post-handover plan may support a higher headline price. Compare the present value and cash schedule, not only the advertised AED/sq-ft figure.

Check the measured area

Confirm whether the quoted area is saleable, internal, balcony-inclusive or another stated measurement. For land, distinguish plot area, GFA, BUA and sellable area.

Verify ownership costs

Request service-charge estimates, registration costs, agency commission, furnishing obligations, management agreements and any transfer or assignment fees.

Methodology and update policy

  1. Included active VIBE residential listings explicitly located on Al Marjan Island on 19 October 2026.
  2. Excluded land, retail, whole buildings, inactive stock and any property without a visible numeric asking price or area.
  3. Calculated AED/sq ft as asking price divided by the advertised area; rounded only after calculation.
  4. Reported the median observation and full observed range because a small mixed sample should not be presented as an island-wide average.
  5. Linked every observation to its underlying listing so readers can inspect the property context.
  6. Official market and immigration facts are linked to government, master-developer or national-news sources.
  7. The table will be replaced—not silently backdated—when a new dated snapshot is published.

Investor questions

What is the price per square foot on Al Marjan Island?

In this 19 October 2026 VIBE snapshot, 11 active residential asking-price observations ranged from AED 2,441 to AED 4,211 per sq ft. The median was AED 3,342 per sq ft. This is not a registered-sales average or valuation.

Does AED 2 million of UAE property qualify for a Golden Visa?

ICP states that qualifying real-estate investment can start from AED 2 million. Property, developer, funding and documentation conditions apply, and final approval belongs to the competent authority.

Is off-plan or ready property better in RAK?

Off-plan may offer staged payments and earlier entry, while ready property permits physical inspection and immediate-use or rental evidence. Compare developer risk, escrow and construction status, service charges, total cash timing and exit restrictions.

Are asking prices the same as transaction prices?

No. Asking prices are advertised expectations. Registered transaction prices record completed transfers. Both are useful, but they answer different questions.

Need a property-level comparison?

Send the project, unit type and budget. VIBE will compare the asking price, size, payment timing, service-charge position and exit considerations before you reserve.
